Holiday Parking
During the holiday season, we are making parking arrangements as convenient as possible for everyone. On the nights of December 24th, 25th and 31st, street parking will be allowed to accommodate additional holiday guests. We ask that you ensure that they park in order to allow emergency vehicle access. If you anticipate needing additional parking time beyond the specified dates, we require you to fill out the Parking Request Form available on the community website. This ensures we can address your needs and our parking policy. We appreciate your cooperation and understanding as we work together to make this holiday season enjoyable for everyone in our community.

If you have any concerns or suggestions, please feel free to reach out to us at [email protected]. We will keep you updated on any developments and decisions regarding this matter.
Feeding the ducks and swans:
Please do not feed the ducks and swans. Click the link to access crucial information on safeguarding our community's ducks. Your involvement is essential in ensuring the well-being and safety of these beloved feathered residents.
Cabana Booking:
The Cabana booking system has been implemented to ensure a seamless experience for our residents while minimizing any potential conflicts for utilizing the amenity.
Primarily, the booking system enables us to prevent conflicts and provide fair access on a first come first serve basis. By managing demand and allocating specific time slots, we can avoid overcrowding and disputes over Cabana usage. This promotes a harmonious atmosphere and ensures equal opportunities for residents.
Secondarily, the booking system allows us to manage the cleaning process and avoid unnecessary costs to the community. By assigning exclusive use of the Cabana to one group during their reserved time slot, ensures that there is accountability to maintain the cleanliness of the facility.
In conclusion, the purpose of our booking system for Cabana reservations is to ensure a seamless guest experience. If you have any questions or suggestions regarding the booking system, please feel free to contact the office. We appreciate your understanding and cooperation.
Please note that your deposit check for the Cabana booking will not be cashed unless the Association is billed for additional clean-up as a result of your event.
Palm Tree Bronzing Disease:
As many of you know, some of the community's palm trees have been stricken with Lethal Bronzing Disease, resulting in significant aesthetic and financial losses. To address this issue, we have contacted and engaged a palm tree consultant and are actively seeking alternative tree species that are less susceptible to the disease. For those interested please click HERE for a University of Florida article on Lethal Bronzing Disease. Replacement of the trees will need to be addressed in a future budget.
New State of Flordia Golf Cart Rules:
Beginning July 1st, the State of Florida will enforce a new law (HB 949) mandating that golf carts can only be operated by individuals under the age of 18 who posses a valid driver's license. Further, to ensure the safety of our community members and for liability purposes, it is strictly prohibited for individuals below the legal driving age to operate golf carts on Association roads, common areas, or parcel F private property. Additionally, it is mandatory for all golf carts to be equipped with functioning lights to ensure visibility and safety, especially when operating at night. Failure to comply with these rules may result in financial and/or restrictive consequences.
Front Gate malfunctions:
Occasionally, the front entrance gate may experience malfunctions due to various reasons. Based on our history, these malfunctions can occur due to:
1. Lightning strikes affecting the gate circuit boards.
2. Telecommunication failures with the telephone lines.
3. Emergency responders using their access key but not reseting it upon leaving the Community.
4. Remote and transponder failure caused by power surge at the receiver.
The above issues are beyond our control and can cause the gate to either remain open or closed. In the past, some residents have attempted to resolve the situation by either forcefully pushing the gate with their vehicle or disabling the control arm. Unfortunately, these actions have resulted in damage to the gate controller. In case of a gate malfunction please contact the HOA to have the gate opened or closed. We ask that you do not attempt any repairs.
Front Gate Remotes:
Regarding the remotes, they are manufactured by Linear, and you can easily find them on Amazon. The price for each remote is approximately $20.00. It's important to ensure that the Model is MT-1B and that the frequency is 318 MHz. Once the order is placed and you receive a remote, we kindly request that you notify the HOA as we needs to integrate the new remote into our system; otherwise, it won't function. The integration process into the gate system can only be done in the office. An appointment will be required.
